Billions of institutional investment monies have poured into real estate debt investments during the past 5 years. Pension Real Estate Association’s 2022 survey reflected 39.1% of institutional investors sentiments that debt investments in real estate have become more attractive than equity investments in the wake of the pandemic. A prominent leader in Debt Financing dubbed debt as the real estate investment industry's superfood. "It may not be as appetizing as equity, but it's really good for your portfolios."

How has the more recent flurry of interest rate hikes and inflationary environment impacted the way institutional investors view the use of debt in their investment portfolios?
